1. Services Provided:

        1.1 Our services are designed for homeowners with vacation or second properties who require oversight and maintenance. The services include, but are not limited to:

• Property Security: Regular checks to detect unauthorized access.

• Temperature Monitoring: Ensuring HVAC systems are functioning properly.

• Water Leak Check: Identifying any visible water damage.

• Plumbing Checks: Running faucets and flushing toilets to ensure proper operation.

• Refrigerator/Freezer Check: Verifying proper cooling functionality.

• Test Appliances: Running the washing machine, dryer, dishwasher, and garbage disposal to confirm they are in working order.

• Pest Inspection: Checking for signs of pest presence.

• Mold Inspection: Inspecting areas such as bathrooms and kitchens for mold growth.

• Concierge Services: Collecting mail, forwarding important mail, and watering plants.

2. Notification of Issues:

            2.1 If any issues are identified  during our inspections, we will promptly notify you.

             2.2 Upon notification, you may choose from the following options:

• Request a quote from us if we are able to fix the issue.

• Allow us to hire a contractor and provide you with their cost estimate.

3.Client Responsibilities:

            3.1 You must provide accurate and complete information regarding your property and any specific requirements.

            3.2 You are responsible for ensuring that we have access to your property as required to perform our services.

4. Fees and Payment:

4.1 Service fees will be detailed in your service agreement with us. Payment terms and conditions will also be outlined in the agreement.

 

 5. Limitation of Liability:

5.1 We will not be responsible for any indirect, incidental, or consequential damages arising from the use of our services.

5.2 Our liability is limited to the amount paid by you for the services provided.     

     

6. Termination:

6.1 Either party may terminate the service agreement by providing written notice in accordance with the terms specified in the agreement.

7. Governing Law:

7.1 These Terms & Conditions are governed by and construed in accordance with the laws of California.

8. Amendments:

8.1 We reserve the right to modify these Terms & Conditions at any time. Any changes will be communicated to you and will become effective immediately upon posting.
